What everyone should understand before using BRDRK
Informational platform—not professional advice
BRDRK organizes property information, research questions, project records, professional proposals, funding workflows, and communications. It does not provide legal, land-use, title, surveying, engineering, architectural, environmental, soil-science, brokerage, appraisal, lending, insurance, accounting, tax, or investment advice. Rely on the appropriately licensed professional you retain for those services.
No guarantee of buildability or approval
Scores, reports, readiness indicators, concept yields, estimates, risk flags, recommendations, and completed research are not permits, approvals, certifications, warranties, or guarantees. Site conditions, laws, agency decisions, costs, and professional conclusions can change.
Property and listing information may change
Public, licensed, partner, and user-submitted data may be delayed, incomplete, estimated, or inaccurate. Dates, boundaries, ownership, availability, pricing, zoning, utilities, taxes, and listing status must be verified with original sources before a decision or transaction.
Independent professionals
Surveyors, engineers, soil scientists, contractors, brokers, lenders, and other providers are independent parties—not BRDRK employees or agents. A verification badge reflects information available at the time of review and is not a guarantee of licensing, insurance, quality, safety, price, or performance.
Transparent bidding is decision support
BRDRK may normalize scope, price, timing, assumptions, exclusions, credentials, and performance data to make proposals easier to compare. Rankings are not endorsements, awards, fiduciary advice, or a substitute for reference, license, insurance, and contract review. Providers cannot purchase a favorable ranking.
Research contributions are not investments
Unless a separate regulated offering expressly says otherwise, contributions fund identified research or due-diligence work only. They do not create equity, property ownership, profit, interest, liens, voting rights, or a guaranteed opportunity to purchase the property. A separately disclosed fixed closing reimbursement does not change that status.
20% Closing Reimbursement
When a property owner expressly enrolls a campaign, an eligible contributor who does not purchase the property may receive exactly 20% of the contributor’s verified site-work contribution from the seller’s proceeds if—and only if—the property closes within 12 months after BRDRK marks the funded work complete. The closing must occur before the displayed expiration date. The obligation then expires automatically, with no lien, interest, appreciation, profit, automatic extension, or payment if no qualifying closing occurs. Final implementation remains subject to written seller authorization and approval by qualified counsel, the lender, title company, and closing agent.
Property stakes and securities require a separate process
Interests involving equity, revenue share, profit participation, or debt will not be offered through an ordinary research campaign. Any future offering must use the required regulated structure and intermediary, with separate eligibility checks, disclosures, agreements, and risk acknowledgments.
Purchase windows are not purchase rights
Interest, prequalification, contributions, and participation in a negotiation room do not create an option, right of first refusal, binding offer, exclusivity, agency relationship, or owner obligation. A purchase requires separate written agreements accepted by the appropriate parties.
Payments, budgets, estimates, and completion
Budgets, bids, timelines, contingency projections, and completion forecasts are estimates unless incorporated into a signed agreement. Hidden conditions, price changes, delays, defaults, approvals, force majeure events, and scope changes may affect outcomes. Funding does not guarantee that work will begin, finish, remain on budget, or produce a favorable result.
Neutral access and client privacy
Membership purchases software, workflow, analytics, or neutral marketplace access—not a person’s identity, a referral, a closing, an exclusive lead, or favorable placement. Personal information is not sold. Sharing is governed by user permission, applicable law, and BRDRK’s privacy controls.
This is a plain-English product notice, not complete Terms of Use, a contract, privacy policy, offering document, escrow agreement, professional-services agreement, or purchase agreement. Qualified counsel must prepare or approve the governing documents before BRDRK enables live payments or binding transactions.
